This relationship can be particularly beneficial to both sides where there is an ongoing development programme. By scheduling works to fit with the client’s business, BS Steels can reduce or minimise disruption to normal operations.

Old Thorns Manor Hotel
Old Thorns Manor Hotel, near Liphook in Hampshire, is the largest and most complex example of BS Steels’s work in the hotels, pubs and restaurants sector.
BS Steels’s partnership approach has been very much in evidence, as we have worked for the owners, and with Roger Hill Architects. In the first major phase, BS Steels performed 3D modelling and design, provided the structural steel and installation services for construction of the wedding chapel, a new 500-seater ballroom, with upstairs reception area and function room. Old Thorns has twice been voted the best all-inclusive wedding venue in Hampshire.
BS Steels was then invited to work on the design and construction of a new 51 2- and 3-bedroom apartment block. Design, creation and assembly of the steel superstructure alone represented a major project – see the 3D design below. But BS Steels has also delivered seamless project management on behalf of the client, from design of substructure and superstructure, coordination of all trades, internal setting out, engineering etc.

Ferryspeed – Portsmouth, Jersey and Guernsey
BS Steels has worked for several years alongside Ferryspeed at its sites in Portsmouth and the Channel Islands. Working closely with the client, we help them anticipate and realise future needs for the business.
Specialists in storage and delivery of ambient and temperature-controlled commercial freight, Ferryspeed controls by computer the temperatures of all refrigerated and freezer areas in its depots. BS Steels was asked to work on an extensive refit of the Jersey site, to install freezer and chilled storage, and unloading facilities, and optimise delivery and loading.
An essential condition was that the existing Ferryspeed facility should continue to operate during the works. Effective project management was therefore vital, including coordination with Ferryspeed’s work force, and providers of other elements, such as concrete, and door installers.
It was also important to design and install in a demountable and modular fashion. This enables the flexibility to move partitions, and adapt layouts as required whilst using the warehouse, and indeed to remove or retain significant elements of the installation, reducing potential dilapidations charges.
